La
Siesta Property is an exclusive gated community mountain resort 25 KM
south of Soukhna on the Red Sea. The Siesta Property is less than
a two-hour drive from Cairo. The property is accessible via the
Cairo-Suez Toll highway and is located at a distance of 140 KM from
Cairo International Airport.

property is comprised of 417’000 m2 of which only 20% has been developed, to
date. The property is comprised of forty-six detached luxurious villas, two
administrative buildings, a shopping plaza plus various other free
standing structures including a 1.5 mega watt power station, one
autonomous water purification unit consisting of dual reservoirs of 420
tons and one sewage recycling plant of 150 c/b of capacity per day.
The
Siesta project started in 1996 benefiting from LAW 230-1995 for Egyptian
Investment (tax exemptions
and other fiscal incentives). The property is owned by La Siesta
Mountain Resort, a private company with an authorized capital of LE
25’200’000 of which LE 12’500’000 were issued and fully paid. La
Siesta Mountain Resort is part of El Aguizy Group of companies, a
leading Egyptian private group with diversified activities in Egypt and
Internationally. Saad El Aguizy, Chairman and CEO and Gamal El Aguizy,
Executive Vice President head the group.
Phase
one
of the project comprised 46 villas and the common element structures and
was completed in 1999. Phase 2, comprises the main
entrance, recreational facilities, shopping center and the construction
of other villas. Phase 3, currently underway includes the construction of a 28
room and 14 chalet hotel (Piccolo Club Hotel) in addition to other
residences.
The
potential investors/financiers for the hotel project will have an
excellent opportunity to earn a healthy rate of return for the medium and
long term.

property is comprised of 52 luxury villas situated on mountain platforms
and hills and inter-connected with beautifully landscaped roads and
pathways. Villas range in size between 87m2 and 240 m2 and are fully
equipped with central air conditioning, efficient sewage systems, cable TV,
fireplaces and custom made kitchens and Italian marble bathrooms.
Each
villa has its own garden and either a private indoor or outdoor swimming
pool or share with a maximum of 4 other villas in a common large
outdoor swimming pool. Outside/inside car parking is provided.
| Each villa has
spectacular sea views and benefits from a fully detached structure
insuring privacy. All
46 villas were successfully sold during phase 1 and 2 of the project
at prices within the range of
US $ 80'000 to US $ 390'000. depending on size
and customization of interior and external elements. All villas
have the same design and exterior colors. There

Presently
under construction,
phase 2 consists of entrance construction, a recreational facility that
will include a modern GYM, a volleyball court, a dual use basketball and small soccer field
and a lighted and fenced tennis court. This phase also includes a
small shopping center housing a convenience store, a hairdresser, a café
and other services.
